           Caritas' Acquisition Strategy includes a very active continual search for manufactured home parks. No park or portfolio of parks is too large; however, we prefer parks of 100 spaces or more. All of our communities to date are in California, but we will consider properties outside of California. "3 1/2 to 5 star" parks with common facilities including Clubhouse, pool, laundry and other improvements are preferred. The majority of spaces should take a doublewide mobile home.

 

           Because Caritas' long-term plan minimizes rent increases, we are favorable to locations with or without rent control. We have both "all-age" and "over 55" parks.
